INTRODUCING THE STEP-BE-STEP FORMULA I'M USING TO GROW A HIGHLY PROFITABLE 6-FIGURE AIRBNB BUSINESS
Hi, and thank you for reading.
I’m Sam Zuo, founder of Passive Airbnb and a current Airbnb Superhost that's earning hundreds of thousands of dollars from Airbnb.
A few questions for you:
- Are you ready to learn how to create a recurring and profitable income stream using Airbnb?
- Are you interested in the business systems that let you go from a 9-5 job to a business that keeps working even when you're not?
- Are you ready to sidestep the internet's endless parade of hollow Airbnb tactics and finally learn tested strategies for finding a profitable location, attracting ongoing waves of guests, and creating an Airbnb that you can charge 10%, 20% or even 30% more per night than your competitors?
- What about traveling the world while your Airbnb business sustains your vacation for weeks, months, or even years?
If you are, then I’m excited to announce A NEW COURSE THAT TOOK 12+ MONTHS IN THE MAKING.
Passive Airbnb Premium Course
After spending 4-years climbing the corporate ladder in the tech world, I decided it was time to try something new... You know what, I was actually fired from my last job. There's no shame in sharing that with you.
Looking back, that was a blessing in disguise because I needed the push to start my own business. I was burned out by 60+ hour workweek and emotionally crumbled by my authoritative boss.
For six months, I tried different business ideas before finally landing on a winning experiment- starting an Airbnb arbitrage business.
My “ah-hah!” moment came when I figured out how to use other people’s properties while maintaining an insanely high profit margin.
When I first started out, I had no idea how to create a Airbnb business. Along the way I made, and learned from, every mistake in the book. I wasted time. I wasted money on other courses and things that didn't end up mattering in running a high profit margin Airbnb business.
I got my first Airbnb arbitrage unit back in February of 2017. I published my first listing on an early and sunny afternoon in California. I then slowly walked to my newly purchased couch from Ikea and slumped down in a fetal position with my smartphone in my hands.
I was obsessively hitting the refresh button on my iphone to see if any "bookings" came through in the seconds that I waited before I'd hit refresh again and again.
I was nervous... very nervous to know if the thousands of dollars in investment that I had spent in security deposit, monthly rent, furnishing and service fees would actually work out.
I was also very tired... the first unit took me a full 72-hours to complete working 12-14 hour days. But I felt very proud doing the work. I was proud that I was actually working for myself for the FIRST TIME.
Then something magical woke me up. I was woken up by a barely audible "ding" from my iphone.
It was an email from Airbnb saying that someone had booked my unit and is checking in later that day. I had my first booking for a total of $266 for two nights.
My first guests were business people traveling from canada.
I let out this huge sigh of relief: "Oh Wow. It freaking worked!! I can actually make money on this."
But doubts still creeped in.
I knew it was going to work, but I didn't know just how "well" it was going to work or if I could sustain the profit margin month after month and year after year.
Well, after being in business for 2+ years, I've consistently maintained an insanely high occupancy rate of 80%+. The world's biggest hotel chains struggle to maintain or exceed an 80% occupancy rate.
And here I am -- a small time Airbnb entrepreneur with a very small budget.
I've poured all of of my knowledge into my premium course, BUT I DIDN'T STOP THERE.
In the last 9 months, I TESTED MY COURSE BEGINNING TO END WITH ORDINARY PEOPLE WHO WANTED TO START THEIR OWN AIRBNB BUSINESSES.
Men and women. Young, experienced professionals and retired folks. People with and without computer skill sets. People from all over the world.
Again and again and again, they used my course to start their own Airbnb businesses. They accomplished in weeks what took me months and cost me tens of thousands of dollars in trial and error.
Now, it's your turn to follow your own dreams and become the captain of your destiny.
How you can generate $100k+ annual passive income on Airbnb without owning a property
Break the shackles of your 9-5 desk job and take your game to the next level
What if you could build an Airbnb business that PAYS YOU to live the life you've always wanted?
The flexibility to control your own hours. And the freedom to choose how you want to live your life — now and tomorrow.
Introducing Passive Airbnb Premium Course, the only Airbnb online course that is most updated and from a current Airbnb host who still has skin in the game.
Including the proven, step-by-step formula that takes you from “no idea how” to running a highly profitable Airbnb in 60 days. Then the tested business systems to expand from your first booking to ongoing and automatic income.
Day after day and month after month.
And yes...especially if you want to increase your income by $1,000 — or $3,000 — or even $10,000 with your new Airbnb business.
Years ago, did you dream of waking up every morning to a screaming alarm, slapping the snooze button, groggily stumbling out of bed, gulping down a cup of coffee, and rushing out the door?
And not just once or twice. Every day? Every week? Every year?
I was in that position not long ago. For me, the drudgery is still all too familiar.
Tired, underappreciated, resigned to the same old schedule...because you've been told “it is what it is.”
Imagine a Monday morning. You wake up as the sun streams through your shades at 9:15am — no alarm clock — and roll over to check your phone. First up, Facebook then Twitter. A few pics, a few status updates.
You notice one grumbly post from your friend who's already been at the office for an hour after his daily 45-minute commute.
You get up, brew a cup of coffee, and check your email.
What do you see?
You received a few bookings while you were sleeping.
3 nights for your first Airbnb unit, a week for your second unit and 11 days for your third unit. And those three reservations had a combined booking of $2100+.
While you're sipping your coffee, you read your favorite blogs. Your phone buzzes. You smile — it's not a boss calling you — it's another Airbnb booking.
All automatic.
Around 10:02 AM, you settle into your home office and begin working on a new unit or a passion project. You're so deep in it, you lose all track of time.
And then, just 10 minutes past noon, a friend texts you to see if you want to grab lunch.
Your day is clear, so you say “Yeah, Sure” — and because you set your own hours, you make it a 2.5-hour lunch.
No guilt, no stress, and truly enjoying those 2 hours spent catching up with your friend.
This isn't just a pipe dream. This isn't just something “other” people do. YOU can start a successful Airbnb business, even if you're not sure how yet.
I never wanted to wage a daily battle with my alarm clock, or give up control of my time to someone else (been there and done that!).
I wanted to craft a life that let me work on my terms.
I didn't know how to do it. I just knew I wanted to figure it out, somehow.
And with a lot of luck and hard work, I went from a regular and stressed out tech worker with no experience in starting a business to running a highly profitable $100k+ Airbnb business.
Here are some reasons on why I LOVE this business.
My Airbnb business lets me go to the gym in the middle of the day.
(Taken at 2:50 PM. No one’s around, so it's not crowded. And I use this space to practice my powerlifting techniques)
My Airbnb business lets me create the lifestyle I want — and actually generates revenue while I'm traveling (and even sleeping).
(Tulum, Mexico)
(Moab, Utah. It's also where they filmed HBO's Westworld!)
(Rocky Mountains, Colorado. I struggled hard at 10,000 elevation. Had to force this smile because I was actually dying from altitude sickness)
Where will you be?
If nothing changes, 7 weeks from now, you’ll be 7 weeks older.
But it doesn't have to be like that.
Now, I want you to imagine that every morning, you had a personal coaching team in your pocket, and you were on a step-by-step weekly plan to earn thousands or tens of thousands in extra income from Airbnb -- using a laptop or mobile phone with stable internet connection.
You’ll learn how to identify a profitable unit, turn it into a successful Airbnb using professional interior designers, how to maintain or exceed 80% occupancy rate and charge your guests 15%, 20% or 30% more than your competitors, and best of all?
You'll learn how to systematically grow your portfolio of Airbnb units to double or triple your passive income over time.
And that is only if you decide to actively manage them.
You will also learn how to outsource all of it so you can go dip your feet into the warm and soft white sands of Mexico while sipping a real coconut juice with your loved ones.
The way I see it, you have three options.
Option 1: You can keep doing the same old thing and be in the same place 7 weeks from now.
Option 2: You can decide that it’s time to earn enough income to never have to worry about picking up a friend’s tab...or to have the option of quitting your job...or taking a month long vacation...or even just buying that pair of dress shoes you've been eying for a long time.
Best of all?
You will be in control of your time and money.
Option 3: Look on the web for free information that is outdated or follow advice from a so-called "Airbnb Guru" who's earned his money and has no skin in the game.
A serious question for you.
Do you want to learn from an Airbnb guru who has MADE his money and moved on?
What kind of outdated strategy and tactics is he going to teach you? Will those strategies last you 1, 2, or even 5 years down the road?
I don't know about that guy, but my course is the most updated and complete course on the market today. And I will continue to update it to reflect the most current Airbnb market.
Okay, enough ranting about THAT Airbnb "guru."
Now, I want to ask you an honest question.
If there's so much free information about how to start an Airbnb business out there, why haven't you started one yet?
When I reached out and asked my 22,000+ readers about starting an Airbnb business, the overwhelming majority said YES. We want to learn how to start a profitable Airbnb business.
Why?
It's no surprise: we want the freedom, the control, and the multiple revenue streams. We want to know that if we put the work in, we can get more control, more freedom, and more income (not work our asses off to make someone else rich).
I recently traveled for a month and made $13,164.44 while being completely off the grid. And guess what? That was one of the slowest months... Obviously, you won't start off earning this kind of income, but getting to it is very possible.
So what's the disconnect?
Why do we all claim we want an successful Airbnb business, but we still haven't started one yet?
One of the most common barriers from my readers to starting a Airbnb business is our tendency to need to “figure it out” with just a little bit more information:
- “If I just figure out which website to read, then I'll be ready...” “Should I use automated pricing for my Airbnb? I need to do a little digging...”"
There's a difference between WANTREPRENEURS and real entrepreneurs who create successful Airbnb businesses.
WANTREPRENEURS read blog post after blog post, saying, “Yeah, I really want to have an Airbnb business someday...”
But to start a successful Airbnb business, you just start — even before you're ready.
Which ones of these mental barriers are you currently trying to overcome?
Most people can spot at least 2 in themselves.
"The mental barriers we tell ourselves"
Who has the time?
How are you supposed to find extra time to earn money on the side? It’s hard enough finding time for friends and basic stuff. You don’t want to add “another job” after long days at work.
The worst part is, we all know we waste time on things that aren't productive...whether it's filing that report that nobody ever reads, or putting that spreadsheet together (even though we're terrible at Excel)...or even just looking back at our day and wondering, "What did I even get done?" But knowing isn’t enough to change things.
Too tired.
Have you ever noticed that some days, you have all the time in the world...but you still can’t get anything done? It’s not just about TIME — it’s also about ENERGY and MOTIVATION.
Let's compare that to the most productive day you had last month. You may have been stretched for time, but you knew exactly what to do and you somehow got 3 days' worth of work done in a few hours.
I'm not ready yet.
We all have it...a list of things we need to do...to read...to finish before we start something else. Blogs. Magazines. Books. That dangling project we know we need to get to. This is especially true when it comes to anything relating to money. How can we start without getting the basics down? You may have been reading some of the emails and material I’ve sent you.
Shouldn’t you finish those before starting something new?
Waiting until you can dedicate 100% to earning money.
Who wants to join something when you KNOW you’ll be busy...or distracted...or possibly miss something from the course? Maybe you’re starting a new job — or moving — or getting married. Shouldn’t you just wait until you can give it 100% of your attention?
Uncertainty.
Who wants to spend months on a business if it won’t work out? How can anyone GUARANTEE that something will end up working out? Many of us have tried ideas that went nowhere. How do we know this won’t be another one?
Too much material!
Maybe you have a bunch of emails from me in your inbox. Or blog posts saved to read. Or even a couple books waiting for you to tear into. And now you want me to get MORE? How much material are we talking about, anyway?
All of these mental blocks are totally valid — they’re actually a good way for us to “screen” for what feels right to pursue. But they can also hold us back.
And for the first time, I'm going to teach you how to start your own successful Airbnb business — all of it.
What could you do with $2,000 extra every month?
Imagine an extra $2,000/month going straight into your checking account...month after month...for the rest of your life.
What could you do with an extra $2,000/month? Is it to...?
- Build up enough savings to work for yourself. Tell your boss to take his 9-5 and shove it — and do what you love. Travel to South America for 1 month or year...or Tahiti...or Australia...or my favorite - Croatia. Heck, the whole world becomes your playground.
- Apply your extra money to the principal on your mortgage. If you had a 30 year fixed $200,000 mortgage and you paid an extra $1,000, you'd pay it off 15 years early and save $157,962.
- Extra spending money for things like a new motorcycle, weekend Vegas trips, or buying new clothes guilt-free. I recently bought a $700 custom made leather jacket - guilt free.
- Sleep great at night knowing that your bills are paid on time, you've got extra money in the bank, and you've got a 6-month worth of emergency fund.
- Got $15k in credit card debit? Paying an extra $2k a month will get you out of debt in 5 months (assuming you pay 1k a month already). Imagine the weight off of your shoulders (I've been there and I know how stressful it was).
- Student loans? The national average per student is $37k. Paying an extra $2k will get you out of debt in 12 months (assuming you pay 1k a month already).
What if I told you $2k is very achievable...?
Let's take a look at one of my students - Ray Licardo.
Ray bought my course in September of 2018 and within 60 days, he got his first unit up and running. Now, he's working on his third unit in Santa Cruz, CA.
I recently got an update from him and check out how much side income he's making from just ONE unit.
(Dark green is already paid out and light green is future earnings waiting to be paid out)
Here's his Airbnb. He followed the step by step course and is consistently achieving insanely high occupancy rates (86%). For the month of February, he made $7,860.
And here's another thing. November to February is our slow season.
Regardless, $7,860 for a slow month is not too shabby. And what he's made from Airbnb so far has paid 17x for the price of my course.
Here's a quick update on Ray. He got his second unit and published it live on 4/29/19. Check out this screenshot (taken in the beginning of May) from Ray's Airbnb Earning Dashboard.
(We recently started a new club for all students who will enter the Passive Airbnb $10k Club. I'm excited to show you guys my students who have made it!)
People take my courses for different reasons. Some like the convenience of access - learning on the go and anywhere they want.
Some just want information laid out in front of them in an small and digestible format.
And others "who don't have the time or who doesn’t want to spend the time to do that thorough investigative research to understand all of those areas that you need to know about in order to have your successful business."
Like one of my students - Ryan Stanley (read his full recommendation blog post here).
Below's a quick 1-minute video of Ryan answering a few questions that you might have (why he bought my course).
Let's take a look at another student of mine -Tony Do.
Tony reached out a few months ago because he bought one of the landlord templates that I have on sale. He’s been consistently reading my blog posts for a few months now.
Side note: I hope it's no secret that I give away 90% of my material for free.
How Tony got started was quite interesting.
He went to a few different real estate conferences and found out one of his friends is making a killing on Airbnb.
What was really interesting about Tony’s case was that he didn’t purchase my premium e-course. Still, he was able to extract the information from my blog to build himself a profitable Airbnb business even in the slowest month of the year.
Gross Revenue from December 2018 (recorded on 12/19/2018): $3117
Again, December is a slow month because everyone's home visiting their families so no one's traveling. I can't imagine what his income in May or June will be when it's in our peak season.
You know something I started doing in 2019? I'm creating a Case Study page on my blog where I'll be showcasing my student's earnings real-time!
No other course is doing that.
Why do I want to do all of this extra work when all I care about is getting you to buy this course?
It's because I want to show you that you can start making money from Airbnb if you follow my 7-week program. It's also because the sooner you start, the sooner you can create a lifestyle that you WANT to live. But more importantly, it's because I CARE about your success.
So, just exactly what do you get from this program?
Passive Airbnb Premium Course is the only Airbnb business course that is most updated and proven over the last two years in a competitive short-term rental market place.
You'll get these lessons in an 7-week, online video course that covers the ENTIRE process of starting an automated Airbnb business.
You'll learn the exact strategies, frameworks, tactics, and examples of how to find an profitable location, package it so it's profitable, then use systems to “scale” your business — even when you're sleeping.
And you won't just make $100, $1000, or even $2000. You'll learn how to build a real Airbnb business with real income. AND there's much more inside...
What is different about this course from the other course?
I've said this earlier and I'm going to say it again. If someone's telling you how they MADE their money, run as fast as you can from that person!
But I do have to give him some credit.
He was the first one to talk about the idea of "Airbnb Arbitrage."
That is true and I'll give him that. He first started doing this in 2015 or 2016 and made his 6-figures in 6 months then subsequently left his profitable business that he had built so "quickly."
Wait, but why?
Hold on a second. Have you stopped for a minute and think about that?
I'm still trying to figure out myself. If it was so profitable then why didn't he stay in his "profitable" business. And in 2016, Airbnb was just becoming big. Now, the market is a bit more competitive.
But in my course, I'll teach you how to stand out amongst the competition and charge WAY more than 90% of your competitors by showing you methods that work.
I actually have some of his students in my Facebook Group because Passive Airbnb has a great support network. We don't just give you the course. We also provide the help from people who were in your shoes.
This is what happens when you take his course.
(While it's impressive to see how quickly he was able to scale to 5 units but my course teaches you how to scale profitably. Which I assume is more important to you.)
Here are some bonuses for you when you join my course. And I think they're also good reasons on why Passive Airbnb Course is the only choice.
No Fluff. Straight to the point and get you to profitability faster.
If you scroll down to Elisabeth Belknap's social testimonial, she's referring to the "other" course. She wanted to see how my course was different.
My course does not give you unnecessary information just to make the course longer than it needs to be. 7-weeks of concise lesson plans to help you land your first Airbnb booking.
Support Groups (Bonus #1)
We've built a private community on Facebook and a Mastermind group on Slack so you always have the support, motivation, and accountability you need to succeed. And guess what? You'll get VIP access to my Facebook group that is trusted by 1000+ members.
VIP means instant approval and access to hundreds of useful threads that dates back to September of 2017!
Experienced Airbnb Superhost (Bonus #2)
I bet Superhost wasn't even a thing when the other "guru" started in 2015 or 2016. I know the tips and tricks to help you increase your profit margins.
According to the Washington Post, I'm an upsell expert! :-) Yes, I was featured next to a CEO of a multi-million dollar vacation rental company. Here's the link.
I'm still learning on how to become a better Superhost everyday. And I love writing about it. All you need to do is to do a quick search on my blog to find the topic that you want to learn more about.
Oh, did you say you also watch Stay Here from Netflix? Yup, I was featured on Pete Lorimer's website as well.
Never seen before footage of me documenting the entire process of getting an Airbnb up and running (Bonus #3)
One of my students gave me this idea: "Hey Sam, why don't you document the entire process of you getting an Airbnb up and running from scratch?"
That was a brilliant idea, I thought! Now, you'll have access to these videos as I documented all of the steps in 7 days. By far, the most beneficial videos that you'll have access to.
I also tried a different way to furnish my units to bring down my startup costs. I'm testing this new way so that I can recommend it to you after I've tested it.
Updated Materials (Bonus #4)
I'm including a few newly updated materials in this course launch. One of the biggest challenge is drafting up a sublease residential agreement. Well, I got you covered.
I paid $2.5K to a real estate lawyer to write up this residential sublease agreement. It's 15 pages long and got everything you'll need to start subletting legally.
Professional Pitch Deck for Landlords (Bonus #5)
What I'm also excited for is the FIRST professionally designed pitch deck that you can use to send to landlords. As you know, the biggest challenge is finding a landlord to work with you. Now, this beautifully designed pitch deck will put you light years ahead of your competition.
I can't wait to show you!
Oh, one last thing. I regularly update and add new materials to the course. And you'll get that, too, for free. And we just added and updated a few outdated lectures.
Advanced Technique: How to scale very quickly (Bonus #6)
This is a lesson from our advanced course on growing and scaling short-term rentals. If you're a current host that's looking to scale up quickly, then you'll love the step-by-step plan to get you to the next level and save you $6120 along the way assuming your rent is $1000 per month.
Professionally Designed Interior Templates (Bonus #7)
You will get our newly published Basic Design Template. This template is designed to save you some money. How? Instead of hiring an interior decorator, you'll have a carefully curated list of furniture that you can purchase online.
The list is curated by an expert interior designer. Best part? There are options that you can choose from the list so you are in control of your budget.
What’s in the course?

"Course gives good overview of topics necessary to be started and tackled to setup the AirBnB business and make it running.
It is good start for beginners to get step by step guidance what needs to be done and in which way to think."
- Darko Marasovic, Passive Airbnb Entrepreneur & Project Manager @ UAB
"The trouble with Internet gurus and coaches is that their information, while sometimes helpful, is not necessarily consistent with real world scenarios. Sam’s Airbnb training is a nice exception to this. His coaching and training material is very specific and practical. Compared to others, Sam’s program is affordable and of great value. I found the material and his coaching to be very useful in my Airbnb business."
- Greg Dabicci, Property Manager & Passive Airbnb Entrepreneur
"I ran a couple of inbound ads from Sam's templates on craigslist and got several inquiries - one was within less than 1 hr of posting the ad."
- Peter Cung, Business Development Manager & Passive Airbnb Entrepreneur
"Compared to the other e-course that I bought, Passive Airbnb has no fluff and gets to the "meat" more quickly. I'd recommend you to take Sam's course."
- Elisabeth Belknap, Passive Airbnb Entrepreneur & CEO @ Equus Living
"I took a chance on Sam's course and glad I did! I made more money in a semester than my whole year's wages working at my local coffee shop!"
- Allyson Frinkman, Senior @ University of Austin
